The Therm powers up flex office at 1017 Olive — historic Laclede Gas HQ in the Wash Ave neighborhood

Wash Ave’s newest workplace story is heating up at 1017 Olive Street. The Therm — a high-end flex-office and workplace concept from Oliver Properties — is now leasing inside the former Laclede Gas & Light Company Building in the Wash Ave neighborhood.
The Therm brings furnished private offices, flexible team suites, meeting rooms, event space, a podcast studio, and premium shared amenities. The first floor is built as the heart of the workday — coffee, client meetings, conference rooms, podcast recording, focus rooms, and everyday connection — with options from small private offices through 1,000+ SF suites and up to about 8,000 SF full-floor headquarters.
It’s sized for growing teams that need more than a desk and more flexibility than a long conventional lease — roughly a dozen people or fewer in many cases — with shared conference rooms, meeting spaces, and a coffee bar. From here, Wash Ave restaurants cover coffee meetings, lunches, happy hours, and dinner, and nearby apartments help with recruiting in a walkable neighborhood.
The building itself is a downtown landmark: the former Laclede Gas and Light Company Building at 1017 Olive, completed in 1911 by architects Mauran, Russell & Crowell in Classic Revival style, and listed on the National Register of Historic Places. Laclede Gas and Light remained in the building until 1970; a 1984 rehabilitation reopened it as the LGL Center.
